We are currently seeking an Assistant Property Manager to join our team in Winter Park, Florida. The Assistant Property Manager is responsible for assisting the Regional Property Manager with all aspects of a portfolio of commercial office and retail properties. This role will focus on providing support and communication with tenants, vendors and building owners, preparing vendor contracts and assisting with accounts receivable collections.


Tenant Related:

  • Provide superior customer service by:
    • Timely resolution of service and maintenance of tenant requests and effectively communicate to the tenant.
    • Assist in coordinating tenant events as the budget allows.
    • Input work orders into the software platform being utilized.
    • Collect and verify proof of tenant insurance coverage, while ensuring that it meets the guidelines set forth in the tenant’s lease.
    • Coordinate tenant move-ins and move-outs.
    • Understand and assist with the administration of tenant leases.

Property Related:

  • Work with Regional Property Manager to understand owners’ objectives for the properties.
  • Understand and follow the guidelines set forth by each property’s management agreement.
  • Assist in the recommendation and implementation of capital improvement projects where required.
  • Collect and verify proof of vendor insurance coverage, while ensuring that it meets the guidelines set forth in the management agreement.
  • Assist with overseeing any emergencies that occur at properties.
  • Assist with building inspections and maintaining the appearance of the property.
  • Supports the RPM in managing the day-to-day maintenance of the property.
  • Prepare contracts for vendor services and assist in obtaining proposals for vendor services.


  • Assist in the preparation of Annual Operating Budgets, Operating Plan, Capital Plans and CAM reconciliations for each property.
  • Assist the Property Manager in monitoring the delinquency reports, pursuing tenant collections, and documenting all collection activities in the accounting system.
  • Prepare tenant adjustment, write-off, and/or late fees in accordance with the terms of the lease.
  • Review, code, and submit invoices for approval by the Regional Property Manager.
  • Supports the RPM in preparing monthly accruals, variance reports and narratives.

Skills Required:

  • Proficiency in MS Office.
  • Experience in Yardi preferred but not required.
  • Ability to interact with all levels of management and personnel.
  • Two years customer service experience.

Educational Requirements:

Minimum two- or four-year degree preferred or equivalent work experience.
