Position Title:                         Director of Asset Management


Job Summary:

Responsible for the overall operation and financial success of the an assigned portfolio of properties consisting of approximately 1.8 million square feet, in accordance with company policies, procedures and standards. 


Work Performed:                   

  • Overall responsibility for understanding/reporting of the portfolio’s financials, including budgeting, and subsequent expense/ revenue forecasting
  • Develop comprehensive Asset Management Plan for the assigned portfolio in order to achieve respective financial and property condition goals
  • Directly manage, supervise, and professionally develop Property Management and Maintenance staff in order to achieve portfolio objectives
  • Create relationships within the respective local municipality(ies) and  within the local business communities
  • Maintain contact with customers and owner representatives to ensure solid, reliable relationships
  • Provide direct and indirect management of all property tax costs and respective appeal activities/strategies
  • Develop and maintain five year capital expenditure plans for all properties within the assigned portfolio
  • Provide direct and indirect bidding, management, and detailed oversight of applicable building improvement capital expenditure projects
  • Responsible for all aspects of customer satisfaction
  • Develops a process to ensure quality control and adherence to company standards by conducting regular property inspections
  • Oversee the negotiation and management of all vendor contracts within the assigned portfolio, in accordance with applicable company standard operating procedures
  • Constantly research the competition and their marketing efforts to combat competition and improve company and departmental image - internally and externally
  • Adhere to company, division, and departmental policies and procedures and ensure compliance with codes, regulations and governmental agency directives
  • Responsible for instituting and adhering to the company’s Safety Program


Job Requirements:                

  • A thorough understanding of commercial building construction methods and potential infrastructure systems, including; sewer, water, HVAC, energy controls, utilities, roofing, paving, life safety, and fire protection systems
  • A thorough understanding of general real estate accounting principles and financial reporting methods
  • The ability to read and interpret building system plans and drawings
  • Requires significant experience with commercial real estate project management specifically related to repair and replacement efforts
  • Ability to lead and manage large professional and hourly staffs, with varying levels of experience.
  • Effective organization, time management, written and oral communication skills
  • Strong interpersonal skills, detail-oriented and analytical
  • Computer proficiency  - MS Office and Internet



  • Ten or more years’ property management experience in full service commercial properties, with an emphasis on class A office properties
  • Seven or more years’ demonstrated leadership/management experience
  • Bachelors Degree in Business Management or related field
  • Florida Real Estate License preferred
  • Certified Property Manager or Real Property Administrator designation preferred
  • Proven record of providing excellent internal and external customer service
  • Extensive budgeting/reporting experience
  • Proven experience managing capital improvement projects
