PROPERTY MANAGER

 

THE BYWATER COMPANY

 

 

Job Summary:

The successful candidate shall be employed by one of Central Florida’s oldest independent brokerage firms and shall manage a portfolio of commercial, industrial or retail properties.

 

Essential Responsibilities:

Act as primary contact with property owners to ensure their goals are being met.

Ensure that tenant insurance requirements, including limits and additional insured information, is in force and maintained as required in the lease.

Respond to tenant requests and needs to resolve issues promptly.

Ensure tenant compliance with lease terms including tenant expense.

Recommend and/or approve maintenance items for the building per the terms of the management contract.

Contract for and negotiate costs for vendor services as required.

Ensure that vendor insurance is current and the limits and additional insured information is as defined in the management contract and is on file before hiring.

Ensure that w-9 information is on file for each vendor before hiring.

Coordinate tenant move-ins and move-outs including obtaining certificate of insurance for movers.

Support all property sales by overseeing the due diligence process

 

Requirements:

 

Prefer a Bachelor’s degree (BS/BA) from a four-year college or university or a minimum of four to six years of experience in commercial property management.

Strong knowledge of building operations.

A Florida Real Estate license is preferred.

Familiarity with Landlord-Tenant Real Estate laws.

Ability and experience to supervise staff and vendors.

Ability to analyze, prioritize and delegate.

Intermediate to advanced skills in Microsoft Office Suite.

Ability to comprehend, analyze and interpret complex documents or situations. 

Ability to solve problems involving several options in various situations.

Excellent written and verbal communication skills.

 

Strong organizational and analytical skills.

Ability to provide efficient, timely, reliable and courteous communication to tenants, vendors and owners.
