Become a Judge for the 2026 BOMA Orlando TOBY Awards
BOMA Orlando is seeking industry professionals to judge this year’s local TOBY Awards entries.
The Outstanding Building of the Year® Awards are among the commercial real estate industry’s most prestigious and comprehensive recognition programs. The competition recognizes excellence in building management and operations, including tenant relations, community involvement, energy efficiency, emergency preparedness, security protocols and continuing education for building personnel.
Local judges will tour assigned properties with their management teams, evaluate each building using the official TOBY inspection criteria and complete a score sheet. Each property tour is expected to require approximately two to three hours. Following the tour, the judging team will meet at the property to review its scores and prepare one master score sheet for submission to BOMA Orlando.
All BOMA Orlando members are eligible to serve as judges. No previous judging experience is required.
A TOBY Awards Judge Must:
- Be unbiased, honest and open-minded
- Demonstrate a willingness to learn and critically evaluate each property
- Provide knowledgeable and candid feedback courteously and professionally
- Maintain the integrity and confidentiality of the judging process
Mandatory Judge Training
All judges, including those with previous TOBY judging experience, must attend one training session.

Judging is anticipated to take place during the weeks of October 19 and October 26. Before registering, please review your availability during these weeks. Scheduling limitations will be collected during training so judges can be assigned to teams with compatible availability.
The final judging schedule and building assignments will be determined after all building entries and judge registrations have been received.
Registration is required so BOMA Orlando can prepare training materials and maintain an accurate attendance list.
