A Brief Overview
Under general supervision, applies cash accounting principles to prepare, analyze, maintain and deliver complete and accurate financial reports for basic portfolios of Tower Realty Asset Management clients and properties. Manage financial transactions for commercial real estate assets including (but not limited to) posting cash transactions, reviewing and coding payables, generate tenant billings, reviewing leases and set up, month end financial closing, budget preparation, leader draw requests and CAM reconciliations. Entry level position.

What you will do

· Handle day-to-day accounting transactions which include posting cash receipts, payables, tenant billings, lease transactions and reconciling bank statements.

· Process month end close for assigned properties and produce financial package that includes balance sheets, income statements, profit/loss statements and other essential reports. Prepare asset, liability and capital account entries by compiling and analyzing information. Perform straight line rent calculations. Ensure financial statements are SOX compliant.

· Enter and ensure accurate lease input of all new leases and amendments into accounting systems. Send out monthly tenant statements and assist with tenant questions/reconciliations as needed.

· Prepare annual budgets for assigned portfolio.

· Prepare tenant operating expenses CAM (Common Area Maintenance) estimates as well as reconciliations for assigned portfolio.

· Put together lender draw request packages for reimbursement.

· Gather and prepare information for annual audits for various entities to ensure SOX compliance.

· Process monthly sales tax reconciliations and file returns.

Qualifications

· 1-3 years related Property Accountant experience in a property management environment

· Requires a basic knowledge of Generally Accepted Accounting Principles (GAAP) and Financial Accounting Standards Board (FASB) regulations including a basic knowledge of financial terms and principles to include accounting methods (cash, accrual, and full GAAP). 

· Strong organizational, attention to detail and communication skills required. 

· Excellent interpersonal skills with ability to work on a team in a team environment. 

· Strong time management skills with a proven ability to meet deadlines.

· Experience with MRI, Yardi or other real estate accounting software an asset 

· Strong Microsoft Office proficiency; excellent Excel ability. 

· Knowledge of the commercial real estate market, brokerage, tax, ethical, and other rules, as well as alternative financing arrangements.

· Knowledge of financial statements, financial analysis, financial compliance and corporate structures. 

· Understanding of the reconciliation process for CAM, insurance and real estate taxes, and lease terms

· Ability to prioritize time sensitive and heavy workload; flexibility to meet tight deadlines, requiring additional hours if necessary.

· Strong customer service and client focus skills. Must be able to develop and maintain positive relationships with tenants and other departments.

· Valid Florida Driver's License

Salary: $27.00 - $31.00 per hour
